Accurate Appraisal, The City of Cudahy’s Assessor, recently mailed a Notice of Changed Assessment to residents informing them that the assessment (value) of their property changed from the previous year. As a property owner, here is what you should know: The state legislature enacts all property tax and assessment laws. The property tax assessment laws are covered in Wisconsin Legislature: Chapter 70. Assessment and Its Purpose An assessment is the value an assessor places on your property. This value determines what portion of the local property tax levy is covered by your property. There are 5 taxing jurisdictions that make up the property tax levy. The budgets for those taxing jurisdictions are not determined until late fall, therefore the exact impact an assessment change will have on your property cannot be determined until the tax levy is calculated in early to mid-December. For 2022, the average residential property value in Cudahy increased by 13.58%, commercial increased by 14.47%. If your property value changed by less than the municipal average, your share of the property tax levy may decrease from the previous year. If your property value change is near the municipal average, your share of the property tax levy may remain similar to the previous year. If your property value changed by more than the municipal average, your share of the property tax levy may increase from the previous year. Attend the Open Book if you are unable to meet with your assessor – highly recommended • This period of time is an opportunity to discuss your property value with the assessor and provide reason for changing the value, if appropriate • You may also view the records for other properties • Discussing your assessment with the assessor may eliminate the need for a formal appeal to the BOR • Instructional materials on appealing your assessment to the BOR will be available at the open book • At Open Book, the assessor is allowed to make any changes that are necessary to perfect the assessment roll • When Open Book ends, any changes to the assessment roll (your property value) requires formal process in front of the Board of Review or circuit court
